My flatmate and I recently had our letting agent ask for a 30% rent increase on our London flat. Negotiating with them was hard given that there's a huge information gap: agents see rents across their whole portfolio and agreed deals, while tenants see a handful of listings whose asking prices may or may not reflect what people actually pay. This makes it easy for agents to justify big increases by saying "the market has moved", and really hard for tenants to prove that that's not the case. We even found that some neighbours in our own building are paying up to 30% more than others for similar flats. This matters more now that England's Renters' Rights Act lets tenants challenge rent increases they believe are above market rate.
